I was spending the evening with friends, a married couple who had just moved into an immaculate, upscale apartment community in North Dallas. Their two “children” were a good-natured cat and a very large, yet friendly dog who claimed the apartment’s second bedroom for herself. “How did you get the leasing staff to agree to let you keep her here?” I asked, motioning to the dog. The couple exchanged a knowing look as one of them said, “Well … I showed them a picture of her when she was a puppy.”

That’s certainly a creative solution to a common dilemma. Most apartment complexes who do allow pets have weight and size limits. But for some of us apartment-hunters, it seems to be Murphy’s Law. You find the apartment of your dreams: spacious, great layout, all amenities included, reasonable rent, easy commute to work and local resources. There’s one catch, however. You can’t have pets. That includes not only dogs and cats, but also hamsters, gerbils, birds, anything that has wings or more than two legs. While such policies are probably fewer in number these days, landlords and leasing companies reserve the right to establish no-pet policies. Another friend who resides in a no-pet building in New York decided that she and her large dog would have their cake and eat it, too. Every time he needed to be walked, she smuggled him out through the freight elevator, out of the doorman’s sight. Clever. Risky, but clever.

Must of us pet-owners have enough common sense to take Fido out on a regular basis or keep a clean litter box for Sylvester, but that doesn’t stop pets from acting out when they’re lonely or bored. And many of them exhibit a remarkable regression in good training habits in the event of a move, which can be a very stressful event for them. A new home means that your pet is being introduced to a completely different environment. The layout is different, the scents are different, even the water is different. So it’s understandable both that a pet might react negatively under such stress, and why a savvy landlord might opt to forbid pets on his or her property. If you’re moving into an apartment, surely you feel better knowing that a dog with bad habits didn’t live there before you arrived.

But for those of us who do have well-behaved pets, are these policies fair? Sure, we can look elsewhere, but today more than ever, people realize the positive impact that pets have on our lives. They reduce stress and lower blood pressure, provide companionship, teach responsibility, cheer us up and can even help us meet other people. Rather than throw a towel over Fido and attempt to smuggle him into a no-pet property, you might want to consider pleading your case to your prospective landlord.

Most local branches of the Society for the Prevention of Cruelty to Animals maintain a list of landlords and Realtors who help prospective renters and homeowners who own pets. The SPCA can help you locate specific properties that rent to pet-owners, and some branches even list specific apartments for rent (and whether they’ll accept dogs and cats or just cats), along with a contact phone number for your convenience.

The Massachusetts Chapter of the SPCA recommends that prospective renters “market” themselves as responsible pet owners while they’re apartment-hunting. What does that mean? For starters, it means avoiding any property that clearly states a “no-pet” policy. You’re not going to change the policy or twist anyone’s arm to make an exception. Your best bet is to open your local newspaper or apartment guide, or online apartment guide, all of which will tell you whether or not pets are accepted on premises.

When you start making phone calls, call smaller properties — those that probably have a landlord as opposed to a management company — before the large ones. Your chances of success are better at smaller properties. Mention your pet only when asked. In other words, you don’t want to start the conversation by asking, “Do you accept pets?” rather than stating “I’m calling to find out about the apartment for rent.” It’s not being dishonest; it’s just knowing when to introduce the subject. And don’t make your pet the focus of your conversation with your prospective landlord; you don’t want to give the landlord the impression that he or she should be wary about you and your pet. If the landlord never asks you if you own a pet during your phone conversation, bring it up when you go see the unit and meet the landlord in person. Be completely honest (no puppy pictures allowed). The landlord will appreciate your honesty. Waiting until moving day to spring Fido on your landlord will get your relationship off to a very bad start, and it could end your relationship with Fido in a big hurry.

When you meet your prospective landlord in person, bring along “letters of reference” from your former landlord or apartment management company, as well as your veteranarian and fellow neigbhors, which state that you’re a responsible pet owner. The San Francisco SPCA offers a “pet resume” service, a clever way of showing off your pet’s attributes and good behavior. You may consider creating your own while you’re on the hunt for a new apartment. You can even offer to have your prospective landlord meet your faithful pet at your current residence, so that he or she can see in person how well-behaved your pet is, and how well you maintain your current property. And you may consider offering to put down a “pet deposit” if the landlord hasn’t already established one. Last but not least, tell your landlord that you will pay for any damage incurred by your pet during your lease — no questions asked, and put your promise in writing to assure your landlord of your word (make sure you also state in writing how such damages would be assessed, so that you’re not overcharged).

So before your landlord questions you about the moving beach towel with four legs who accompanied you outdoors this morning, state your case clearly to every prospective landlord with whom you communicate during your apartment search. Honesty now can save you innumerable headaches later.

Many people feel that in order to have a luxury home you have to have a house, condominium or a penthouse. That is not the case being that a luxury home can include a bungalow, a log cabin or even a two-bedroom apartment. There are many decorating and remodeling ideas an individual can attempt, while living in an apartment home. The first thing to do is to describe what type of living space is included in an apartment home. An apartment home is normally constructed into mini-garden flats or suites. Many apartment homes contain the following: wall to wall carpeting, a nice spacious kitchen, a garden room, living room with an eat-in dining area, 1-2 bedrooms usually with 1-2 bathrooms and walk-in closet space.

The kitchen area may contain a breakfast nook with marble flooring. The spacious garden room or sunroom has a room filled with windows decorated in mini blinds or curtains. This room may also contain marble flooring, with a ceiling fan. This can be converted into a dining room or a person can turn it into an indoor botanical garden room.

The living room will have a spacious black-colored fireplace against white walls. This gives it a sophisticated feel. On each side of the fireplace contains window columns. The dining room contains a beautiful chandelier.

The master bedroom is large and contains a large window overlooking the yard of the apartment home complex. Some apartment homes contain large master bedroom suites that have sliding glass doors that lead to a balcony where breakfast is served.

The guest room and the master bedroom will both have walk in closet space. The guest room can be converted into a café. Yes, a person can have a café within their home (off the kitchen, of course). This café can contain a coffee maker or a cappuccino machine along with a rack filled with your favorite magazine issues and your favorite books. A café will not be complete without your computer with wireless internet access. Make sure that everything is spill-proof. Place a large mat around the coffee area and serve family and guests with spill-proof coffee mugs.

The master bathroom suite normally contains a tub/shower, toilet with marble flooring and a Jacuzzi-style bathtub. This master bathroom has a vanity on the outside of the bathroom with a mother and daughter sink, which is generally a luxury in an apartment home. The second bathroom is larger than the master bathroom, but it is also fit for a queen to use.

So, gone are the days when an individual would have to purchase a luxury home in the Hampton Bays, New York or Beverly Hills, California. A person can have a luxury home within a garden apartment. It’s true when one says, “Home is where the heart is.” In home decorating or remodeling, home is where the luxury is as well.

These days everyone is investing in improving their Home Theater system with new flat screens, high tech video game systems, HDDVD players and such. But if you really want to make your apartment the desired hang out spot and impress your friends, you’ll want to go beyond just beefing up the movie watching experience.

After a brainstorming session with a few friends, I have 5 additions to the rest of your apartment that’ll leave your friends nodding in a approval and make your place the place to be.

Kegerator- Cold beer? No one likes constant trips to the store to buy more beer because you just ran out. Then sometimes you have to wait for it to chill. Then you always have to throw out the mess of cans and bottles at the end of the night. Let’s by pass all that. Impress your friends, save time, and money by investing in a Kegerator. My friend Shane even built his own from scratch. He has a “Keg Donation” jar next to it that people actually donate to fill up the keg. Think of all the money saved in the long run.

Refrigerated Wine Chiller- Not a beer drinker? With this slick invention you can keep your wines chilled and constantly display that your taste in wine has become highly evolved since your days drinking it straight from a bag. If you’re on a budget, you can get a twelve bottle fridge for about $90, but if money is not an issue, look to the Marvel Three Zone Refridgerator . Not that I’m a wine expert or anything, but I do know that you need to keep those white wines chilled and those reds just a hair below room temperature.

I-Pod Stereo- It seems like everyone I know has an I-Pod, but what’s the good of having all your music in your pocket if you can’t blast your “Best of Hair Metal” play list while hanging with your friends? Thankfully, there are a wide variety of boom boxes that cater directly to playing I-Pods varying in features.

High Tech Coffee Machine- Do you hit up Starbucks all the time, spending 5 bucks a pop on a venti? Why not save yourself t $35 a week by grabbing yourself a gourmet coffee machine, like the Philips Senseo Supreme Single Serve. Your body will thank you for the extra 15 minutes of sleep you’ll be able to get in the morning and then you can spend the extra $140 a month savings on something nice for your significant other. If you don’t have one, you can just spend it on me…that will suffice.

The Jimmy Buffet: Margaritaville® Frozen Concoction™ Maker- Personally, I’m not a huge frozen drink guy because I can’t stand to get brain freeze, but nothing says really good times better than a party that has margaritas, pina-coladas, or daiquiris. Unfortunately, we’ve all had the experience of trying to make these drinks for a party and finding out that standard blenders are only good for making clunky hard to drink margaritas. Luckily for us, the master of margaritas himself, Jimmy Buffet, has come to the rescue with the Margaritaville® Frozen Concoction™ Maker . All in all, apartment parking lot etiquette seems like it would be simple…right?

Wrong.

After observation over many years of my various apartment communities’ parking lots, I have come to the conclusion that not everyone may have knowledge of the rules, regulations, and general niceties that come with sharing a massive parking lot.

We’re here to help. There are some very simple ideas and tips to follow when parking at an apartment community that can make storing your vehicle easier for you and the residents around you.

Assigned Parking- One thing to always be aware of is if a community has assigned parking. Lots with awnings, usually are marked with numbers and these are assigned to particular residents of that apartment. You should avoid parking in these spaces at all costs. Even if you notice that no one ever seems to park in space “107″, you should park in your assigned spot. Parking in the wrong assigned spot can cause a domino effect of residents parking or the assigned resident might even call to have you towed. So pay attention and park in your own spot or general shared spaces…not the assigned ones.

No Double Parking- I assure you that parking your car at an angle and taking up more than one spot will do you more harm than good. This action is more likely to anger other parkers who can’t find a space, which can end in your car being towed or worse. Sure, your tricked out Honda Civic is a really great car, but keep it in one space please.

Private Property- Remember that the other residents’ vehicles are their own private property. Be respectful of this and try not to lean on, sit on, or damage someone else’s vehicle. You should also keep in mind that vandalism is unacceptable at all times for any reason. Even if you are really peeved at that double parked Civic, vandalism is NOT an option and is prosecutable by law. There are sometimes security cameras and a good number of witnesses around at a community, so be respectful of other resident’s property.

Slow it Down- The speed bumps that are found throughout the drive aren’t made to be jumps. The speed bumps are their to slow you down. Remember that there are often families with kids that live in apartments too. Kids, animals, adults, and other cars can dart out into the drive or around the corner. If you are going to fast, you might not have time to react and can cause a really bad accident or worse. So, please, slow it down.

Accidents Happen- We all know that from time to time accidents happen. Whether you bump another car while opening your car door or some other accident, be a responsible resident and leave your information on a piece of paper under their windshield wiper or if you know which apartment they live in, drop by and let them know what happened. Trust me, its better to let them know this way than to have them find out it was you from another witness or worse…the law.

If every single resident were to follow these very easy and respectful rules when parking at their communities, parking would be a simple and headache free endeavor.

(Oh and never park in a handicap space unless you have a handicap pass or sticker)

Every now and then I pick up some great tips and ideas to help give my place that clean, gleaming feel with as little stress as possible. Cleaning and keeping your apartment in tip-top guest shape can be an overwhelming thought when you are limited for time. Then, sometimes, no matter how hard you clean and try to keep your place in shape, it just gets out of shape again…

Here are a couple of tips to help you keep your place suited for visitors and keep them from going “Ewww.”

Sparkling Mirrors - I used to get so frustrated that every time I cleaned my mirror, it always ended up spotty. Turns out I was doing a major thing wrong. I was spraying the mirror directly with Windex rather than on a clean lint-free cloth. To get sparkling results in your mirror cleaning spray commercial window cleaner on a lintless cloth like an old T-shirt and wipe down the mirror. Dry immediately with another clean lintless cloth to prevent streaking. Do this once every couple of weeks and you’ll be sure to impress when your guests are glancing back at themselves.

Handle the Wobblemeister- Have a wobbly chair or table? Don’t pull the restaurant fix and shove a folded napkin or sugar packets underneath. A much better solution is to re-use old corks. Just take an old wine cork, cut a horizontal slice, and place it underneath the leg of the chair or table that is doing the wobble-wobble.

Fresh Flowers- Don’t receive flowers as often as you’d like? Let your man know he needs to pick up his game and then try extending the life of the ones you do get. A common solution for this is to make sure and cut the stem of the flower at an angle rather than straight across , but for even better results and a longer lasting flower, add a little bit of sugar and a small amount of an acidic ingredient like Sprite, which allows for better water absorption. But…you should still get on your man about stepping up his game…

I hope you take these tips and are able to use them in ways you’ve never used tips before. You better not start calling me “Martha!”

Hey Apartmentites! Brianne here, your apartment decorating and style expert, and I want to share with you a little insight on making your apartment fit the mold of the motto at Apartment Home Living.

Okay, so at this point I think it is safe to admit that there is a huge variety of things that people “Live 4″ out there, but one specific “live for” is our motto around here and it rings true with just about everyone…(except those sad and forlorned emo-kids.) We (most of us at least) Live for Fun!

So why not let it show in your apartment decorations too? Here are a few simple ideas to help you decorate your apartment to reflect playfulness and energy.

1. Keep the Dining Area Simple - Try a small wooden table and don’t decorate it too heavily. Allow the wood grain to shine and show off the simplicity. Let all the attention be put on the furniture. It becomes cheaper for you and makes a bolder statement. Avoid bulky drapes and let the sun shine through using light fabrics and light colors on the windows. You want you kitchen area to feel fresh and rejuvenating. The light provides energy!

2. Extra Space Can Be Great- If you have a ton of extra space in your apartment, turn some of it into an area for you to do the things that you really enjoy. Whether its a game station or a reading spot, maximize your storage and space possibilities by building shelves to house your favorite games, DVD’s, or books! Nothing says “fun” like having a space that is purely meant to celebrate what you do for “fun.”

3. Mirrors and Candles- So you want to have some really energetic, expressive, and fun walls but not sure how to do it? Easy. Take a bunch of left over or old mirrors and attach them to a wall at varying levels first. Right there, you suddenly have created an “open” feel that goes beyond fun and free. Then if you are feeling like really make the place great. Take a ton of candles (if allowed in your lease) and place them on small shelves in front of each mirror. It gives off a classic almost Victorian type feel in a fun and energetic way!

4. Accent Wall!- Don’t waste the time and energy painting an entire room. Instead, roll one solid (and very bold) color of the most important wall in a room and let it draw all of the attention. In your living room, make this either the wall behind your entertainment center or couch. In your bedroom, make it the wall behind the headboard. In the bathroom, make it the wall with the mirror. Remember…everything on that wall is going to stand out more, so don’t put your ugly old stuff there.

5. Put Your Life Into Your Environment- You should always have your apartment reflect yourself. In fact, it should be a spitting image! If you have a bold, bright sense of humor, using bright colors and letting in lots of light can really help match your apartment to you. One of my friends once framed a dozen different jokes and hung them all throughout his apartment. Everywhere you went…you could have a laugh. If music is your thing, how about framing cd inserts and hanging them throughout. If you can’t express yourself through the way your apartment looks and feels, when can you?!

If you follow these simple tips and have a little fun while decorating, your place will feel incredible in no time with energy and tons of flowing freedom!
